Frequently Asked Questions

Getting Started

What areas do you serve?

Based on the San Francisco Peninsula, we serve local communities and surrounding counties, subject to availability and scheduling.

How should I prepare for service?
  • Bins: Have your bins emptied and accessible. We coordinate cleaning around your collection day.
  • Access and utilities: Let us know about gates, parking, existing damage, or areas of concern. Please provide water access. We will confirm whether an electrical outlet is also needed for your selected services.
  • Property preparation: Close doors and windows, move vehicles and fragile items from the work area, protect items that must stay dry, and secure pets. Keep people clear of the work area and arrange gate codes privately.
  • Recently installed or treated surfaces: Tell us about new concrete, mortar, stucco, paint, sealers, coatings, decking, or other finishes, and share available installer or manufacturer care instructions. Some surfaces need additional curing time or specific cleaning methods. We may test an inconspicuous area, adjust our method, or postpone cleaning.
  • Being home: You do not usually need to be home if we have access to the agreed work areas and utilities. For new-concrete testing, you must be present to inspect the test and verbally approve further cleaning.

We will notify you when we arrive and when service is complete. Service photos are available upon request. We will confirm any additional preparation before your appointment.

Do you offer one-time and recurring bin cleaning?

Yes. Request a one-time cleaning or choose twice a month, monthly, every two months, or every three months. Twice a month means two visits per calendar month.

If you are unsure which schedule fits your needs, select “Help me choose.” Recurring service requires a signed Bin Cleaning Service Agreement and Recurring Bin Service Plan stating the dates, visit count, and price. Plans end on the agreed date and do not renew automatically. Added visits or price changes require written approval. Requesting a quote does not enroll you.

Can I request bin cleaning and exterior washing together?

Yes. Select Bin Cleaning and any exterior services you need. We will review your request and confirm whether the services can be scheduled together.

How should I prepare for an on-site consultation?

Please prepare a list of questions, concerns, and areas you would like us to review, including your top priorities. Let us know about any existing damage or access restrictions. During the visit, we’ll walk through the areas of greatest concern with you and take notes and measurements as needed. We’ll use this assessment to develop a cleaning plan and prepare an estimate. We’ll explain our recommendations, the results you can reasonably expect, and the proposed cost so you can make an informed decision before moving forward.

What happens if weather affects my appointment?

We will proceed as scheduled when weather conditions allow the work to be completed safely and effectively. If conditions worsen, we may pause service or reschedule your appointment. We will notify you of any changes and coordinate a new service time if needed.

Our Services

What makes your cleaning process different?

We select premium, professional-grade cleaning solutions for each surface and cleaning need. We match the product, dilution, and application method to address dirt, grease, algae, mildew, and other buildup, with careful technique and attention to detail.

Why should I have my bins professionally cleaned?

Bin cleaning removes food residue, grease, and other buildup from the interior and exterior, including areas a quick rinse can miss. Our service includes degreasing, disinfecting, and deodorizing as specified in your quote.

Disinfection uses an EPA-registered product only on label-approved surfaces, at the required dilution and wet contact time. Cleaning does not sterilize bins or guarantee protection from illness. Cleaning helps keep bins cleaner and fresher, although stains and odors may persist or return.

How can exterior washing improve my property, and what is soft washing?

Exterior washing removes surface buildup such as dirt, pollen, cobwebs, algae, mold, and mildew from suitable exterior materials. Soft washing uses low pressure and cleaning solutions suited to the surface.

We assess the material, finish, and condition to choose an appropriate method and follow applicable manufacturer care guidance. Stubborn moss or lichen may need additional treatment. Cleaning can improve appearance, but faded paint and worn finishes may need separate attention.

What are the benefits of exterior window cleaning?

We clean accessible exterior glass to remove surface dirt, dust, and pollen for a clearer view and a more polished appearance.

Hard-water deposits may require separate treatment, while scratches and fogging between panes cannot be removed by cleaning the outside.

What should I know about driveway and paver cleaning?

Driveway and paver cleaning removes surface dirt and organic buildup to help reveal the material’s color and texture. We choose a method suited to the material, surface condition, and paver joints.

Oil, rust, and deeply absorbed stains may need targeted treatment and may not disappear completely.

What should I know about cleaning new concrete?

We advise against pressure washing new concrete because even gentle cleaning can permanently change its finish or texture. Tell us when it was poured and share any installer care instructions.

Your signed service agreement authorizes a small test area. You must inspect it in person and verbally approve further cleaning before we proceed, if suitable. We record your approval in our job notes; no additional signature or written approval is needed.

We use reasonable care and the lowest suitable pressure to help preserve the surface, but cannot guarantee damage-free results. If you choose to proceed, you accept the disclosed risks under your signed agreement. To the extent permitted by law, A1 BINS is not responsible for resulting finish or texture damage despite reasonable care; this does not exclude our negligence or other liability that cannot legally be waived. We may decline or stop work if needed.

Why should patios and walkways be cleaned?

Cleaning helps remove soil, food spills, leaf residue, and organic buildup from patios and walkways, freshening the spaces you use every day.

Removing organic buildup can help reduce one source of slipperiness when surfaces are wet, although any wet surface still requires care.

Why is deck cleaning important?

Deck cleaning removes surface dirt, pollen, and organic buildup to refresh the area for everyday use.

Wood and composite decking have different care requirements, so the cleaning method must suit the specific material and finish. Cleaning can refresh the surface, but weathered wood, loose boards, or deteriorated coatings may require separate maintenance.

How can fence cleaning improve my property?

Fence cleaning helps remove dirt, algae, and mildew to brighten suitable surfaces and create a more consistent appearance.

Wood, vinyl, and painted fences require different approaches. Results depend on the material and its condition; cleaning alone will not correct faded coatings, rotten wood, or permanent discoloration.

Why should gutters and downspouts be cleaned?

Clearing accessible leaves, twigs, and debris helps gutters and downspouts carry rainwater toward the intended discharge point and reduces the chance of overflow caused by blockages.

Interior debris removal and flushing address drainage, while exterior gutter washing improves appearance. Leaks, sagging gutters, and damaged connections may require separate repairs.

Why should storefronts and sidewalks be cleaned?

Storefront and sidewalk cleaning removes suitable surface dirt, spills, and buildup to create a more welcoming entrance for customers, visitors, and tenants.

Removing suitable surface buildup can reduce some slippery residue, although cleaning does not make a walkway slip-proof. The cleaning approach depends on the surface material, condition, and type of staining.

Can I request cleaning for another exterior area?

Yes. Select Other Exterior Cleaning and describe the surface, its condition, and what you would like addressed. Photos can help us assess the material, access, and buildup. We will confirm whether we can clean the area appropriately before including it in your quote.

What’s included in the Complete Home Exterior Package?

The package includes home exterior washing, accessible exterior windows, agreed backyard or patio surfaces, and driveway cleaning for a more consistent, refreshed appearance.

Bin Cleaning is selected separately. Gutters, roofs, and interior windows are excluded. Screens, tracks, decks, and fences must be expressly included in your written quote.
